To predict the future of commercial real estate, it is interesting to look at the expectations of the new generations in terms of well-being at work. After all, they will be the ones who will be working in the offices, hospitals, and hotels in the future. According to a study conducted by OpinionWay in 2022, the Z Generation has very specific criteria for the appreciation of work spaces. It is certain that the way we imagine corporate real estate will be largely influenced by their need for coherence, ethical and environmental commitment, and better organization with regard to hybrid work.
Some developers have already taken the lead and are designing buildings that respond to these issues, for example Aventim and its Parenthèse project, which will be built in 2024 in Marcq-en-Baroeul.
Green buildings
New generations are particularly sensitive to issues like environmental protection. And it is important for them to align their personal values with those of the company they work for, as consistency between personal fulfillment and professional integrity is a key expectation of Generation Z. This is why companies are more interested in the social contribution and environmental impact of their employers.
A project such as Parenthèse, which has been designed to be a responsible place, has all the odds of convincing young workers to join the office space. In fact, the 6500m2 built in wood structure, constructed for a controlled exploitation and an optimized carbon footprint, is in line with ecological buildings.
Buildings that reconcile telecommuting and face-to-face work
As a result of the health crisis, partial telecommuting has become the norm. In 2023, employees will work on average 3.6 days per week from home. This trend will only intensify with the new generations, who have grown up with digital technology, and have been used to working remotely since their studies. The real estate industry must adapt to this new dynamic, knowing that 65% of professionals said they have better relationships with colleagues they have met in person, than with those they have not. It is therefore necessary to offer offices in which it is good to work, coupled with spaces for relaxation and discussion, so that the teams can socialize.
